Hurricane or extended-vacancy reopening on the Forgotten Coast

After a storm, a long vacancy, or a season with no guests, the house is not in rental condition. Humidity, sand in the tracks, mildew in closets, and a fridge that sat closed are a different job than a four-hour same-day turn. We quote it as a deep clean / reopening. We will not hide it inside a turnover price.

When this is the right job

  • After a hurricane or tropical storm — once the house is safe to enter and you (or your insurance / contractor) have said cleaning can start. We are the cleaning crew. We do not dry-in a roof, pull wet drywall, or run a restoration company.
  • After a long vacancy or a snowbird season where nobody turned the house as a rental.
  • After construction or a “we will get to it after the summer” stretch of skimmed turnovers.

What we need from you before we arrive

  • The house is safe: power, water, and no standing sewage or structural hazard you already know about.
  • Access that still works after the storm (codes change; gates fail).
  • What you want done with spoiled food, wet linens, and storm-left debris. We can bag trash that belongs in the cans. We do not haul construction debris or make dump runs unless that was quoted.
  • Whether linens on site are usable or you are replacing them. Damp fabric in an August closet is a smell problem, not a remake.

What a reopening clean usually covers

  • Kitchen catch-up: appliances that sat, fridge interior if you asked for it, sticky floors, the path guests will walk first.
  • Baths and closets: mildew that grew while the house was shut, sand in showers and tracks, not a spray-and-leave.
  • Floors, entries, sliders, and the sand line — including lanai / balcony traffic if that is how the house is used.
  • A walk and a report: what is broken, what is still wet, what we could not get to in the quoted time. We report. We do not repair AC, roofs, or plumbing.

What this is not

  • A same-day turnover. If the next guest is today, say so. A reopening and an inbound guest the same afternoon are two jobs; we will tell you if the window cannot hold both.
  • Mold remediation, water extraction, or an insurance rebuild. If the house needs that, hire that trade first. Then call us to clean what is left.
  • A promise about guest reviews or that the house “looks like the listing photos” after a storm. Photos were taken in a different season.
