What happens between checkout and check-in

Owners usually see two timestamps on the calendar: guest out at 10:00, guest in at 16:00. What they do not see is the hour-by-hour of a same-day turn on this coast. Here is the process we actually run.

The window is the job

We schedule from your checkout and arrival times, not from a generic “morning clean.” On Cape San Blas in summer, that window is often tight and the drive is part of the clock. If the outgoing guest is late, we do not magically get those minutes back. Tell us as soon as a checkout slips.

If the next guest is not same-day, we still work a punch list — we just are not racing the driveway. Same-day and overnight turns are different quotes because they are different jobs.

What we need from you before the outgoing guest leaves

  • Address, gate/lockbox/code, parking notes, and who to text if we cannot get in.
  • Checkout time, arrival time, and whether a property manager is doing a walk-through in the middle.
  • Linen rules: which closets, how many backups, what to do if a set is stained or wet.
  • What “guest-ready” means in your listing: extra rollaway, crib, beach-chair count, grill tools, leftover food policy.
  • Anything broken we should already know about so we do not spend the window hunting it.

We quote by the job from that information. We do not start a same-day Cape turn “and see how long it takes.”

When we arrive

  1. Get in and walk. We are looking for the surprises that blow a window: extra dirty dishes, a soaked sofa bed, a clogged outdoor shower, trash that never made it to the cans, or a guest who is still packing.
  2. Triage. If the house is a normal turn, we run the turnover checklist. If it is past a turnover (sand packed into grout, fridge science experiments, mildew in the closets), we tell you before we pretend a turnover price will cover it. That is a deep clean or an add-on, not a silent upgrade.
  3. Linens first on a tight clock. Beds and baths are what the next guest notices in the first five minutes. Kitchen and floors follow. If we are going to run out of window, you would rather have made beds than a perfectly fanned towel and unmade rooms.
  4. Reset, do not restyle. We put the house back to your system: remotes, coffee, paper goods, furniture roughly where the listing photos live. We are not redecorating.
  5. Out brief. If something is wrong — missing code, broken AC, no backup sheets, a stain we could not get out — we tell you. We do not leave a surprise for the inbound guest and hope they do not write you.

What we will not do in that window

  • A full deep clean, oven teardown, or baseboard project. Those belong on a weekday with no inbound guest.
  • Laundry off-site unless that is part of the job you booked. Wet guest towels in a Cape closet are a humidity problem; they are not a promise that we have a commercial laundry next door.
  • Repairs. We report. If you have a handyman, loop them in; we are the cleaning crew.
  • Invent a guest-review score. A clean house helps. It does not write the review.

How you can make the window actually work

Put checkout instructions in the house so guests start the dishwasher, dump the trash, and leave the outdoor shower rinsed. Leave a labeled backup linen set. Tell us about pets, hot tubs, and extra sleeping spaces up front. And book the turn when the calendar changes — not two hours before arrival.
