Owner-supplied inventory checklist for Forgotten Coast rentals
Written by the Beachy Keen Cleaning crew. Last updated 2 September 2026. What we need on site so a turnover can actually finish — not a shopping list we fulfill for you.
We remake beds and restock only what you keep in the house. We do not invent a welcome basket, and we do not run to the store on a same-day Cape or Mexico Beach turn. If the closet is empty, the next guest sees an empty closet.
Linens (label the closet)
- One complete set on each bed, plus one labeled backup set per bed. Fitted sheet, flat, pillowcases.
- Towels: bath, hand, and washcloths at the par you advertise. A backup stack for a wet Saturday.
- Sofa-bed or bunk linens if the listing has those sleeps. We check those spaces; we cannot remake what is not there.
- What to do if a set is stained or damp: we will not put it back on the bed. We use the backup if you have one and we tell you. If there is no backup, the bed stays stripped and you get a message.
Paper, soap, and kitchen starters
- Toilet paper and hand soap at the par you want left for arrival. We restock from what is on site.
- Trash bags that fit the cans you actually use.
- Dish soap, dishwasher pods, and a sponge or brush if you want those reset.
- Coffee, filters or pods, sugar, and salt/pepper only if you keep them in a marked bin. We do not shop a grocery list during a turnover window.
Beach and outdoor gear
- A written count for beach chairs, umbrellas, and toys if you want them reset to a number. We put gear back where you keep it. We do not throw away guest-left beach items unless you tell us to.
- Grill tools if the listing includes a grill. A turnover is a wipe and reset, not a deep grill scrape unless you booked that.
- Outdoor-shower extras (if you provide them): we clear sand and leftover bottles. We do not restock shampoo we did not find on site.
Access and the “if this is missing” notes
- Gate, lockbox, or code, plus who to text if we cannot get in.
- Where the linen closet, backup set, and paper-goods stash actually live. A photo of the labeled shelf helps more than a paragraph.
- Pet rules, extra sleeps, hot tub, and anything broken we should already know about.
What this checklist is not
It is not us buying inventory. It is not a property-management stocking service. It is the minimum on-site kit that lets a quoted turnover finish in the checkout window you gave us.
