Cape San Blas vacation rental turnover checklist
Written by the Beachy Keen Cleaning crew. Last updated 31 August 2026. This is how we turn a gulf-front Cape house between guests — not a generic “clean house” list.
Cape San Blas turnovers are a peninsula job: long drive, gulf-front sand, outdoor showers, and a Saturday checkout that often sits a few hours in front of the next arrival. We quote the house as the house it is. This is the checklist we actually work from for Cape owners.
Before we leave the driveway
- Confirm checkout time, next arrival, gate/lockbox/code, and whether linens are owner-supplied or we are remaking from stock on site.
- Note gulf-front vs. bay-side. Gulf-front means more sand in the outdoor shower, more salt on sliders, and more outdoor furniture to reset. Bay-side still gets humidity and pollen; it is not the same as a Mexico Beach canal house.
- If it is a same-day turn, we start with the rooms that make the house look occupied if we get squeezed: beds, bathrooms, kitchen, then floors.
Outside and the sand line
- Outdoor shower: sand, hair, leftover bottles, drain. Guests use this as a mudroom. If it is skipped, sand walks straight onto the tile.
- Entry mats, lanai, and the first ten feet inside every exterior door. Cape houses collect sand in a stripe, not a dusting.
- Sliders and the glass that faces the gulf: salt film, fingerprints, spray. We are not detailing every exterior window on a turnover unless you booked that; we are making the view presentable from inside.
- Grill, outdoor table, and beach-gear pile: wipe, reset, put toys/chairs where you keep them. We do not throw away guest-left beach gear unless you tell us to.
- Trash and recycling to the cans; cans to the spot your HOA or county pickup expects. Peak Saturday is when cans get left at the road from the last stay.
Beds, baths, and the humidity problem
- Strip beds. Check under fitted sheets and in the sofa bed if the listing has one. Cape guests hide sand and wet swimsuits in odd places.
- Remake with the linen system you specified. If a set is stained or damp, we do not put it back on the bed and hope. We use a backup set if you have one, and we tell you.
- Bathrooms: toilets, showers (sand in the drain and along the curb), vanities, mirrors, restock toilet paper and soap to your par levels. Humidity here turns a “quick wipe” into mildew in the grout if the last crew only sprayed and left.
- Closets, under-sink cabinets, and the linen closet: we are looking for damp towels shoved in, not a full closet reorganization. Damp fabric in a Cape closet in August is how the next guest emails about smell.
Kitchen and the rental reset
- Dishes, dishwasher run and emptied, sink, counters, stovetop, microwave, fridge face and obvious spills inside. We are not doing a fridge purge unless you asked for a deep clean.
- Coffee, sugar, and the “starter” items you want left for guests. We restock only what you keep on site. We do not invent a welcome basket.
- Trash out. Sticky spills on the floor in front of the fridge. That is where gulf-front kitchens fail a walk-in.
Floors, HVAC, and the last walk
- Vacuum and damp-mop the traffic path: entries, kitchen, baths, bedrooms. Area rugs at the beach doors get more attention than a back bedroom that was not used.
- Thermostat left where you specified. If you did not specify, we leave it in a reasonable occupied range and tell you — we do not guess at your energy rules.
- Lights, ceiling fans, and the “listing photo” living room: remote in the same place, throw pillows reset, dining table cleared.
- Final walk with the owner’s punch list if you sent one. If something is broken (AC, disposal, outdoor shower valve), we report it. We do not “fix” plumbing on a turnover.
What this checklist is not
It is not a deep clean, a post-storm clean, or a move-out. Those are different quotes. It is also not a promise about guest-review scores. We leave the house guest-ready for the next check-in window you gave us.
