What is included — and what is not

This is how we actually work on Mexico Beach, Port St. Joe, and Cape San Blas rentals. We quote the job. We do not add a surprise menu at the door.

Usually part of a turnover

• Linens. We remake beds to the system you specified and use a labeled backup set if a sheet is stained or damp. We do not put a bad set back on the bed and hope. If there is no backup, we tell you and the bed stays stripped.
• Restocking. Toilet paper, soap, trash bags, and kitchen starters only from what you keep on site. We do not shop a welcome basket during the window.
• Inspection and damage reporting. We walk the house and tell you what is broken, missing, or past a turnover (soaked sofa bed, clogged outdoor shower, no backup sheets). We report. We do not repair AC, plumbing, or appliances. We will send a photo of a specific problem when you ask; we do not run a separate photo-report package on every turn.
• Same-day turnovers. We schedule from your checkout and arrival times. Same-day and overnight turns are different quotes. If the outgoing guest is late, we do not get those minutes back.
• Beach sand. Outdoor shower, entry mats, the first stretch inside every exterior door, sliders, and the traffic path. Sand is the job here, not an add-on.
• Grills, lanais, and balconies. Wipe and reset the grill, outdoor table, and beach-gear pile. We make the view presentable from inside. We are not detailing every exterior window or pressure-washing a balcony on a turnover unless that was quoted.

Say so up front — it changes the job

• Pet hair. Tell us about pets. Extra hair, dander, and crate/litter areas can push a “normal turn” into more time. We do not advertise a separate pet-hair specialty; we need the truth so the quote matches the house.
• Inside ovens, fridge purge, baseboards, every closet. That is a deep clean or a custom add-on, not something we hide inside a same-day turnover.

Not included unless you booked it

• Off-site laundry. Wet guest towels in a Cape closet are a humidity problem; they are not a promise we have a commercial laundry next door.
• Throwing away guest-left beach gear unless you tell us to.
• Property management, guest messaging, or listing the house.
• Guest-review scores. A clean house helps. It does not write the review.
